This removes your sign-in and everything stored against your account: your profile, favorites, hidden listings, watchlist, and the team notes you wrote. It cannot be undone.

Not affected: the shared property data (listings, sale dates, values, sale-event history) - it is not yours and stays for the other members. Notes written by other members stay.

An encrypted database backup taken before today may still hold your notes until it expires (90 days).

County intelligence

How to read this data

This app collects what county and vendor sale sites publish, on a schedule, and shows it as collected. It is a research tool. It is not a title search, not an appraisal, and not a record of what happened at a sale.

Why TAXACQ

  • Three ledgers, one place. Available (lands available, over-the-counter, adjudicated and land-bank lists), Auctions, and Liens & Certificates, for every supported state.
  • How to acquire, first. An Available property opens with the county's own published process - who sells it, the method, the form, the contact - and a checklist that marks what the source does not publish.
  • Amounts named for what they are. An opening or minimum bid is never called a purchase price, and an official total due is never replaced by arithmetic.
  • Source truth on every property. The source, its publisher, when it was last read, and whether that read was current, partial or unreachable - a source that listed nothing is never shown like one that could not be reached.
  • County intelligence. Which counties are covered, partially covered or not yet researched, ledger by ledger.
  • No scores, no predictions. Nothing here rates a deal or estimates a return. Where something is not known, the app says so.

Where each row comes from

Every property page names its Data source (the county auction site, the county's Lands Available list, LienHub, a Texas vendor listing) and its last synced time. County value figures come from the tax roll for the stated year. Coordinates come from a geocoder, flood zones from FEMA's National Flood Hazard Layer, imagery from USDA aerial photography - each labelled with its source where it appears.

What the missing-data words mean

Not published - the source did not post that figure (an opening bid, a parcel number). It does not mean zero or free.

Not checked - this app has not looked it up yet (a flood zone, an image). It does not mean there is nothing to find.

Not tracked - no source in this app carries that information at all (liens, judgments, code violations, sale outcomes). Absence here is never evidence of absence.

Not mapped by FEMA - FEMA publishes no flood map for that spot. It is not the same as low risk.

The source of sale is authoritative

The county's own auction site, the Clerk, the Property Appraiser and the Tax Collector are the record. When this app and the county disagree, the county is right and this app is behind. Sale dates move, listings are withdrawn, bids are re-posted; the Data sources panel on the Dashboard shows when each dataset last synced and whether the last run was complete.

Sale event history

A property page lists each scheduled sale date this app observed for it and what the source showed each time. "Sale date passed - outcome not tracked" means the listing left the source's feed after its date. It does not mean the property sold, was redeemed, or was cancelled - this app records no sale results, winning bids or purchasers, and never infers one from a listing disappearing. "Superseded" means the source later listed the same property under a new date.

Ratios and estimates

Value ÷ bid is the county value on file divided by the opening bid - arithmetic for screening, not a return or a margin. Fee figures are estimates with a stated open question. Nothing here is a recommendation to bid.

Before you bid

Read the bidding checks in Terms & disclaimer before relying on any figure here.

Source Publication Governance

Loading this state's sources…

No registry sources are recorded for this state.

Source publication governance - admin only

A decision recorded here is applied to that source's rows by the next publication-gate run, after validation against the registry: a blocked vendor, a source under legal review or a source that is not production-verified cannot be approved from this panel. Customers never see this section or the review history.

Terms & disclaimer

This is a research tool, not a title search. Everything here is a best-effort reading of public records. It is not a certified title search, a title opinion, an appraisal, or legal or financial advice.

Before you bid

Confirm every figure against the county's own auction site, the Clerk of Court, the Property Appraiser and the Tax Collector, and have a title company or attorney review the parcel. A tax deed can carry liens, code enforcement actions, and other encumbrances this tool does not and cannot see.

Where the numbers come from

Property data is collected from the government offices and other sources named on each record, most on a daily schedule. How that information is sourced, what is added to it and what you must verify before acting are stated once, in the Source & research disclaimer; the lines below explain the specific figures shown in this app.

A property whose own row has not been re-synced recently carries an amber edge in the list, so a stale record is visible where you are actually reading, not only in aggregate here.

Opening bid is the county's published opening figure. It is a floor, not the cost to acquire — on a Lands Available parcel, taxes and fees accrued since the failed sale are added under Fla. Stat. §197.502(7) and §197.542. "Not published" means the county has not posted a figure, not that the parcel is free.

County just / assessed value comes from the county or state tax roll, not from an appraisal, a market-value estimate or a comparative market analysis.

Fees shown on an auction property page are an estimate — Florida documentary stamps (0.70 per $100) and recording — calculated on top of whatever the winning bid turns out to be. The half-assessed homestead amount is not added: under Fla. Stat. §197.502(6)(c) the county's published opening bid on a homestead parcel already includes it. Lands Available parcels do not use this estimate; their property page itemises what the clerk adds (interest, later years' taxes, documentary stamps, recording) and the clerk's own statement total when one is on file.

Lien notes are manual research notes entered on some listings. Most listings have none ("Not reviewed"), no review date is recorded, and they are not a title search or title opinion. "No flags noted" does not mean the title is clear. The filter match tag is arithmetic on county figures plus that manual note, not a recommendation to bid.

Warranty, liability, advice

The binding "as is" warranty disclaimer, limitation of liability and not-advice clauses are stated once, in the Terms of Service (sections 8 and 10). You are responsible for your own due diligence and for every bid, application or payment you make.

Your account

Access is granted by the account owner and may be withdrawn. Don't share your login. Favorites, hidden listings and your watchlist are stored against your account and are private to you. Team notes are shared: every approved member of this account can read the notes you leave on a property, along with the part of your email address before the @ - they are not private. You can reset your password from the sign-in screen and delete your account from the account menu; deleting removes your profile, favorites, hidden listings, watchlist and your notes, and nothing else.
